Luxury Residential Project Manager

About the role

AHCY LTD seeks a hands‑on Luxury Residential Project Manager to act as the private principal’s on‑site representative for high‑end residential construction and landscaping projects in Cyprus. The role is client‑side, responsible for driving progress, managing contractors, controlling costs and ensuring the highest standards of luxury are met. It requires active site presence and accountability for multiple projects from inception to handover.

Key responsibilities

• Serve as the principal’s on‑site representative, attending site meetings and maintaining daily visibility on construction progress.
• Manage projects from inception through completion, including scoping, planning, contractor procurement, execution and handover.
• Review architectural, structural and MEP drawings against works in progress to ensure compliance with approved specifications.
• Coordinate and actively manage main contractors, subcontractors, architects, MEP consultants and ETEK‑registered professionals.
• Track programme, budget and variations rigorously, challenging unjustified variation orders and securing written approvals.
• Maintain live snagging lists, drive defect resolution to full closure and provide weekly written progress reports to the principal.
• Liaise with municipal authorities, planning departments, District Office, EAC and water boards for permits, inspections and approvals.
• Oversee landscaping scope, including hardscaping, irrigation, planting, lighting and water features, and manage related contractors.

Required profile

• Hands‑on experience on construction sites with a deep understanding of high‑end residential builds.
• Architectural background with the ability to read and interpret design intent.
• Proven ability to manage multiple projects simultaneously while holding contractors fully accountable.
• Confident negotiator who challenges inflated quotations and rejects poor workmanship.
• Highly organised, calm under pressure and solution‑oriented.
• Discreet and trustworthy, respecting the confidentiality of private principal’s residences.
