Concept Stage Architect

About the role

We are looking for a Concept Stage Architect to join our Development Team in Limassol. You will provide architectural and technical expertise during the early phases of site identification, evaluation and acquisition for new development projects.

Key responsibilities

• Conduct preliminary architectural assessments of potential land acquisition opportunities.
• Review zoning, planning regulations, building codes, incentives and land‑use restrictions applicable to prospective sites.
• Analyse site constraints such as topography, access, easements, environmental limits, utilities and surrounding developments.
• Calculate preliminary development efficiency, gross buildable area, building density and unit mix.
• Support financial feasibility studies with accurate development assumptions and architectural input.
• Coordinate with surveyors, legal advisors and external consultants during due‑diligence.
• Participate in site inspections and prepare technical evaluation reports.
• Prepare presentations and recommendations for investment committees and senior management.
• Liaise with local authorities on planning regulations and development requirements.
• Monitor market trends, planning updates and regulatory changes affecting land development.

Required profile

• Bachelor’s or Master’s degree in Architecture (5‑year program) or ETEK registration.
• Minimum 3 years of experience in architectural design, preferably in real‑estate development, master planning or land acquisition.
• Experience working with developers is highly desirable.
• Fluent in English and Greek, both written and spoken.

Required skills

• Proficiency in AutoCAD 2D.
• Strong command of MS Office.
• Experience with BIM tools such as Revit or ArchiCAD (a plus).
• Working knowledge of Cyprus planning/building permits and building regulations.
